Information for Tenants

Find a Property

When you have found a property you are interested in contact the office for more information. If you would like to proceed further then we can arrange a viewing.

Viewings

Whenever possible this will be at a time to suit you, subject to the landlords permission. All viewings will be accompanied by a member of staff who will be able to answer any questions you may have. If the property meets with your approval the next stage is the application.

Application

Each tenant (over 18yrs) will need to complete a written application form and pay an application fee of £60 for a single applicant and £30 for each additional applicant (non refundable). you will be required to supply identification such as passport or driving licence and your last three months bank statements.

References

We will obtain references on behalf of the landlord. Normally these fees will include your employer, current landlord and a character reference. In addition a credit check will be undertaken. on occasion you may be required to provide a guarantor.

Assuming the rental proceeds, you will be required to pay a holding deposit of £200 (this will be refunded if your application is declined). It will however not be refunded if you decide not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application.

The Tenancy

An Assured Shorthold Tenancy agreement will be drawn up. The minimum term of tenancy being 6 months, it is usual for the tenancy to continue after this term.

An inventory will be prepared prior to move-in; this lists the condition and contents in relation to the property and is to be checked carefully by the tenants.

Rent & Utilities

Rents are payable calendar monthly by standing order in advance. The standing order will be dated 3 days prior to payment date to allow for clearance. Unless otherwise stated, the tenant is responsible for Council Tax, water Rates, Gas, Electricity, Telephone and TV Licence.

Deposit

A deposit (or bond) is required prior to occupation. This is normally equal to one months rent plus the holding deposit as mentioned above. If you have pets, you may be required to pay an additional bond. Where we are managing the property, the bond is held by ourselves as stakeholders in a separate client account until the end of the tenancy.

Where we are not managing the property the bond will be released to the landlord.
Please note that the deposit cannot be used by the tenant to cover rent.

Move In

Once all the above stages have been complete (subject to satisfactory reference and credit checking) we will then arrange a move in date and the keys can then be collected from the office on that day.

Insurance

Tenants are responsible for insuring their own possessions and personal effects during the tenancy. If you require further information please speak to a member of staff.
