Levels Of Service Offered

The Letting Room

Full Management

This is our fully inclusive service, (this option is preferred by most landlords). Included in this service:

  • Initial consultation/appraisal appointment, advising on approximate monthly rental.
  • Advertising & Marketing, which includes an advertisement in our accommodation brochure and placing a ‘To-Let’ board at the property. We also advertise most weeks in the local newspaper.
  • Properties can be viewed 24 hours a day via our website and digital property images are displayed on rotation via a flat screen monitor placed the office window.
  • Accompanied viewings with prospective tenants.
  • Deal with negotiations on behalf of both landlord and tenant to secure a successful let.
  • Obtaining and checking tenant references (copies of which will be forwarded to the landlord).
  • A credit check will be carried out on all applicants.
  • A move in date will be arranged (with landlords approval) subject to satisfactory references.
  • An inventory will be prepared - at no additional charge.
  • An Assured Shorthold Tenancy Agreement will be drawn up, which you as landlord will sign.
  • The tenants will then check and sign the inventory and tenancy agreement.
  • Our agent will read the gas/electric & water meters and advise the utility companies that new tenants have taken residence.

  • The tenant will pay a deposit equivalent to one months rent the deposit will be held by the DPS (Deposit Protection Service) in accordance with new legislation. Future rental payments will be made by standing order into your nominated account.


    The Let Only Service

    This service is suitable for those landlords who reside close to the premises or who wish to deal with their tenants directly.
    Included in this service:

  • Initial consultation/appraisal appointment, advising on approximate monthly rental
  • Advertising & Marketing, which includes an advertisement in our accommodation brochure and placing a ‘To-Let’ board at the property. We also advertise most weeks in the local newspaper
  • Advertising & Marketing, which includes an advertisement in our accommodation brochure Properties can be viewed 24 hours a day via our website and digital property images are displayed on rotation via a flat screen monitor placed the office window
  • Advertising & Marketing, which includes an advertisement in our accommodation brochure Accompanied viewings with prospective tenants
  • Deal with negotiations on behalf of both landlord and tenant to secure a successful let

  • The first months rent and security deposit (one months rent + £100) will be collected. Monies will be credited to the landlords account less our agreed fee. Management of the tenancy, including maintenance and rent collection will then be the responsibility of the landlord. Future rental payments will be made by standing order into your nominated account.

    On the signing of the agreement, the tenants will be provided with the landlords contact details, therefore if they have any future queries or maintenance issues, the landlord with be their point of contact.
